We deal extensively with student accommodation. Most of
the tenancies for students start on 1 September, although some start on 1
August. We work closely with Landlords to ensure our student residences will be ready for
your occupation date. It is important to get your application to us as soon as
possible.
We can find an individual student room for you or a house for
a group of friends. If for any reason you need to move in early (or part way
through the term) you will need to contact us so that we
can get the landlord's permission to move in on a particular date. We may also
need to agree with the landlord any adjustments or additional rent for the
period.

We know how to process your applications quickly
|
|
Students are normally exempt from Council Tax. Your Council Tax
bill will be registered in your name and you will need to provide an original
Certificate of Registration for Council Tax exemption. You are also
required to provide a declaration that you are a student in full time education.

The gas, electricity and water supplies to your property
should be on when you arrive. The Landlord's agreement will state whether the
utilities are included or excluded in the rental payments. The utility companies
will be contacted when you move
in to set up your accounts.

We deal with your property while you deal with your studies
|
|
We will require an Application Form to be completed before we sign-up
tenants into their properties, and in some cases a Rent Guarantor will be
required. A property is only available to you subject to contract and a
successful application. You can obtain a downloadable Application Form by

online here, but you will still be required to fill in a full application.

You are required to pay a security deposit with your initial
rent payments against damage to equipment, furnishings and furniture in your room or residence. You are required to report any damage or defect in your room to the Plum Office at the time of discovery. You will be held responsible for damage done by your guests. In residences and flats, occupants are held jointly responsible for damage in communal areas.

It is important that you agree a schedule of condition and
contents of the property, known as the Inventory. The inventory needs to be
agreed between you and us. This lists all the items in the house and forms part of an agreement.
At the end of the tenancy a check-out will
take place and if applicable a defects and deficiencies report will be
completed and then actioned.
